PUBLIC NOTICE OF HEARING
PLANNING BOARD FOR THE BOROUGH OF GLASSBORO
In accordance with the requirements of the Borough of Glassboro Ordinance and Section 45:55-1 of the Revised Statutes of the State of New Jersey, you are hereby notified that an application has been filed on behalf of 321 Delsea Drive LLC by the undersigned with the Planning Board of the Borough of Glassboro. A public hearing will be conducted before the Planning Board for the Borough of Glassboro in connection with this application on the 6th day of May, 2025 at 7:00 P.M. The public hearing will take place in the Municipal Building at 1 South Main Street, Glassboro, NJ 08028. This Notice is being published in accordance with the Resolutions of the Planning Board of the Borough of Glassboro. You are not required to appear at this hearing unless you wish to object to the action desired by the Applicant. If you appear at the hearing, you will have an opportunity to be heard. All written objections must be received by the Planning Board, 1 S. Main Street, Glassboro, NJ 08028 (C/O Planning Board Coordinator) prior to the hearing date. This is an application for preliminary and final major site plan approval to allow the renovation of an existing three-story building for use as a nail salon. The property is located at 321 Delsea Drive, Glassboro, New Jersey. This property is located on the Tax Map of the Borough of Glassboro at Block 14, Lot 16 and is located in the C-4 Zone. The following are the requested variances, all of which are pre-existing nonconforming conditions: §107-106(D)(5) Minimum Lot Depth: Required – 150 feet; Provided – 128.75 feet §107-106(D)(5) Minimum Side Yard Setback: Required – 15 feet (30 feet aggregate); Provided – 12.11 feet (28.86 feet aggregate). §107-106(D)(5) Maximum Building Height: Required – 20 feet; Provided – 29.17 feet §107-63.1(F)(2) Maximum Number of Freestanding Signs: Required – 0; Provided – 1 §107-63.1(F)(2)(b) Minimum Setback from Right-of-Way: Required – 25 feet; Provided – 0.81 feet §107-54(E)(1) Minimum Aisle Width for 90 Degree Parking: Required – 25 feet; Provided – 9.4 feet The following is a requested variance which is not a pre-existing nonconforming condition: §107-54(E)(1) Minimum Parking Stall Size: Required – 10 feet x 18 feet; Provided – 9 feet x 18 feet. Such other necessary variances or waivers, as may be required, may also be requested without any further notification to the public. A copy of the application is on file with the Planning Board Coordinator of the Planning Board of the Borough of Glassboro in the Municipal Building and may be inspected in that office by all interested parties during regular business hours. Further, take notice that the said Planning Board may, at its discretion, adjourn, postpone, or continue the said hearing from time to time, without any further notice to you, and you are hereby notified that you should make diligent inquiry of the Planning Board for the Borough of Glassboro concerning such adjournments, postponements or continuations.
