PUBLIC NOTICE
NOTICE OF HEARING
FRANKLIN TOWNSHIP ZONING BOARD
PLEASE TAKE NOTICE that upon the application of JC Company
LLC (“Applicant”), the Franklin Township Zoning Board shall conduct
a public hearing on Wednesday, June 7, 2023, commencing at 7:00 p.m.,
or as soon thereafter as the matter may be reached, at the Municipal
Building Courtroom, 1571 Delsea Drive, Franklinville, NJ 08322, to
consider the Applicant’s request for variance approval to allow two
(2) principal uses on the property, consisting of the continuation of the
existing residential use and to allow limited manufacturing and assembly
incidental to on-site retail business on property located at 870 Harding
Highway and more particularly identified as Lot 30 of Block 7101 on the
official tax map of Franklin Township (the “Property”). The Property is
located in the “PH-C” Pinelands Highway Commercial District.
The Property was previously developed with three (3) principle uses,
consisting of a residential use, storage of seal coating and line striping
equipment, and farming. The Property has also been utilized for a
landscaping company and auto repair shop. The Applicant is requesting:
(1) variance relief pursuant to N.J.S.A. 40:55D-70(d) to allow two
principal uses on the Property: the continuation of the existing residential
use and to allow limited manufacturing and assembly incidental to onsite retail business; and (2) any and all waivers, variances, ordinance
interpretations, and/or any other relief which may be deemed necessary
by the Franklin Township Zoning Board in order to allow the proposed
use of the Property.
Please be advised that in accordance with N.J.S.A. 40:55D-76(b) this
is a bifurcated application. This means this application only deals with
the use variance relief the Applicant is seeking pursuant to N.J.S.A.
40:55D-70(d) and not site plan approval. Prior to any future hearing
wherein the Applicant will seek site plan approval, notice shall be
published and sent to all property owners within 200 feet of the Property
in compliance with the requirements of the Zoning Ordinance of
Franklin Township and the New Jersey Municipal Land Use Law.
At the public hearing on June 7, 2023, at 7:00 p.m., at the Municipal
Building Courtroom, 1571 Delsea Drive, Franklinville, NJ 08322, when
the application is called, you may appear either in person, or by agent or
attorney, and present any objection which you may have to granting the
application. Copies of the application, plans, supporting documentation,
and reports are on file with the Secretary of the Franklin Township
Zoning Board and may be reviewed during normal business hours at the
Municipal Building, 1571 Delsea Drive, Franklinville, NJ 08322
This notice is being published in compliance with the requirements of
the Zoning Ordinance of the Township of Franklin and the New Jersey
Municipal Land Use Law.
